Leads Manager

Premier St. Louis Real Estate Investment company based in Ellisville Missouri seeking a long-term full-time real estate Leads Manager that can produce results.

This position handles all functions of our office. Must be self-motivated, have strong customer service skills, organizational skills, leadership skills and the ability to problem solve. A can-do, pleasant attitude and the ability to work independently is a must. If you are looking for a challenging position, a great office environment with the room to learn and grow, we’d like to meet you. This position reports directly to the owner and is responsible for ensuring the smooth daily running and management of the company. This includes fielding phone calls and directing them to the appropriate person and providing support. This role keeps everything running on time by following checklists and procedures to move deals through our pipeline while providing outstanding communication to customers, title company, and co-workers. The ideal person loves executing checklists, talking with people and following procedures, enjoys a fast-moving day with varied tasks, likes multitasking, and is incredibly trainable.


Lead Management:
Qualify all our inbound seller leads, schedules appointments for our acquisition’s reps, and nurtures existing leads within our CRM. Once a lead is on the phone, it is this position's responsibility to gather information relevant to the potential acquisition of the property. During the phone conversation, this position is expected to do basic lead qualification and determine the reason for the potential sale, and the urgency of the opportunity. When as much information as possible has been gathered, this position is expected to move the lead to the next step or set up and schedule appointment for the acquisition rep.


Other Duties:
-Handle all incoming/outbound marketing calls
-Build a quick rapport with sellers, gather information, enter appropriate data into CRM.
-Set up appointments for our acquisition manager.
-Rapidly respond to all lead sources
-Database management - ensure all leads have appropriate and detailed notes, and all leads have an appropriate next step
-Handle returned mail
-Regularly check sites and other listing for potential sellers
-Continual follow up with leads
-Sending out offers


Qualifications for the Position: 
-Real estate experience is not required – however it’s a bonus. 
-The ability to speak to and work with sellers of homes in distress
-This position must be available 40 hours per week. 
-Must have reliable transportation, laptop and a smartphone.
-This position is Monday – Friday from 9am to 5pm CST.
-Ability to multi-task. Highly organize. High attention to detail.
-Speaks and writes in fluent English.
-Enjoys talking with people.


Technical Skills Needed:
-Be able to learn our CRM (Customer Relationship Management) software quickly, and be able to use it with minimal supervision
-Strong Microsoft word and Excel skills
-Ability to follow processes and implement systems
-Ability to Document Procedures/Policies
-Strong Computer Skills

Compensation:
$15/hour plus bonuses. We compensate our lead managers with a base hourly + bonuses. Bonuses are earned wherever we close on a property that the lead manager was a part of. Bonuses should be anywhere from an extra $5k - $15k year, on top of the base hourly.


Bonus Structure:
Position will receive a bonus of $100 for every house they are involved with during the buying and selling process.

What a Disposition Manager?

A Disposition Manager is someone who sells our properties. They want to sell, negotiate, overcome objections, and sell properties to cash buyers.

 

Here's who we’re looking for:

Detail oriented, diligent, reliable, incredibly friendly, so friendly it would be hard to stop speaking with you! Driven by commission and the need to close a sale. Intuitively good with numbers and basic accounting, but no accounting degree necessary. Previous lead and database management experience a plus. You should be comfortable with technology and able to pick up new systems quickly!

 

A professional, sharp dresser that understands success comes through hard work and tenacity. This person is teachable and always trying to improve themselves by reading books, watching videos, reading blogs or whatever mean necessary. This candidate is a fast starter and is extremely money motivated who is looking for the right opportunity to use their people skills and talents to build a lasting career with a great company. This person doesn’t whine or make excuses, point fingers or lay blame, they get results and are proud of it

 

Compensation:

Full-time 10-99 employment. Will receive a commission on each house we buy then you sell. There is no ceiling on commissions. New hires will receive a base pay of $2,000 per month draw while training plus any commissions earned for the first 90 days. Then after the 90 days, transition to 100% commission.

 

Roles and Responsibilities:

Sell Properties to cash buyers

Manage all transactions from beginning of listing to closing with Buyers

Manage all transactions with title company, getting contracts, assignments in on time and control deal so they close on time and are smooth running

Get testimonials from each and every buyer for each property sold and post on website

Must be driven and have the mindset to want more financially

Must use the CRM daily to update and stay on task until deals are closed

 

Qualifications:

• Must be an excellent communicator and listener.
• Must have a great attitude.

• Must have great time management and organizational skills.
